Leasing contracts are guaranteed corporately or through recognized franchises, with excellent credit ratings for the entire duration of the contract. These properties generate a constant cash flow with minimal risk.
Leases are valid for five to twenty years, with several renewals every five years, and in some cases they last up to fifty years.
With the guarantees of the rental and construction contract, we work with several financial entities and obtain up to 70% of the financing at current rates, around five percent per year, and amortization over 25 years.
We prefer properties that offer realignments, generally every five years, by five to ten percent.
At the end of the contract, the value of the land may have increased significantly.
The net return is between five and eight percent per year. If the investment is backed with credit, the return on the investment increases, achieving similar and even higher returns than those of the financial sector, with the guarantee of a real estate investment.
Our selection criteria are national, multinational, and accredited companies with excellent credit ratings. We work at a national level, with our team of lawyers, accounting advisors and bankers. We are the direct contact with the tenant and manage your property. As soon as you write the property, you receive the rent.
